An important heritage site in Richmond, the former GTV9 building at 22 Bendigo Street is a strategic redevelopment identified by the City of Yarra for mixed-use and high-density residential.

Now called Studio Nine, site developer Lend Lease has engaged Hayball as the practice responsible for the site masterplan of the three hectare, $450 million development, as well as the design of its apartments and townhouses.

Led by director Rob Stent, Hayball has developed a masterplan that creates new roads, pedestrian and public access through the full city block. Built in 1908 as the Wertheim piano factory, the much loved redbrick façade will remain a fixture on Bendigo Street. Across the site, 449 apartments and 68 townhouses are designed around a central garden square, along with community facilities, café site and an affordable housing allocation. To be developed in three stages, Hayball’s design has focused on creating a sense of community, featuring an ensemble of apartments and townhouses set in 2500 square meters of public space.
