Construction kicks off on $100M New Epping Medical, delivering vital healthcare services in Melbourne’s high-growth northern corridor

Groundbreaking of New Epping Medical Centre

Being built by Kane Constructions, the six-storey 8,200-square metre New Epping Medical building will deliver specialist consulting suites, allied health services and advanced medical care. The facility will connect directly to Ramsay Health Care’s $133 million Northern Private Hospital, which opened in 2024, forming a key part of a broader 20-hectare health ecosystem including the public Northern Hospital Epping.

Together, these facilities form the core of the New Epping Health Hub, one of the largest integrated healthcare precincts in Melbourne’s north supporting specialist care, research and hospital services within a connected environment.

Riverlee Development Director David Lee said the New Epping Medical building and wider New Epping Health Hub was designed to respond to pressing healthcare and population trends.

“Melbourne’s northern growth corridor is one of Australia’s fastest-growing, placing increasing pressure on the local healthcare system: rapid population expansion, combined with an ageing population and increasing chronic health conditions is driving demand for new health infrastructure,” he said.

“The New Epping Health Hub and specific buildings like New Epping Medical have been designed to alleviate this mounting pressure and bring much-needed medical services to the region.”

The surrounding municipalities of Whittlesea and Hume are home to around 479,000 residents, with the population projected to grow by more than 44 percent by 2036. The City of Whittlesea alone welcomes around 8,000 new residents every year, one of the fastest growth rates of any municipality in Victoria.

New Epping Medical will accommodate a range of specialist healthcare providers with several high profile providers already signed on as anchor tenants, including Icon Cancer Centre, which will establish a comprehensive cancer treatment centre in the building delivering advanced radiation therapy technology.

Healthcare provider Lumus Imaging has also committed to the precinct, strengthening diagnostic and imaging capabilities across the hub. Additional tenancies are expected to be filled by health professionals including GP, dental and physiotherapy practices, further expanding New Epping Medical’s integrated care offering.

These services complement the Northern Private Hospital, operated by Ramsay Health Care and the neighbouring public Northern Hospital Epping – the busiest emergency department in Victoria, treating more than 110,000 patients each year1 – bringing public and private healthcare providers into a single integrated ecosystem designed to support coordinated care and medical innovation.

Spanning 51 hectares of regenerated land, New Epping will deliver a vibrant mix of residential neighbourhoods, commercial spaces, a health, healing and innovation hub and a civic heart, all connected by a central green spine. Designed with people, health and wellbeing at its centre, the precinct prioritises urban innovation, wellness and sustainability, and is already recognised as a 6Star Green Star Community.
