February 2026 – SANA, a boutique collection of 13 residences at 5–7 Hythe Street, Miami, has reached construction completion.
Designed by Plus Studio for Kraft Projects and delivered with Alroe, the four-storey development offers a considered alternative to the increasingly high-density apartment model seen across much of the Gold Coast.
Positioned one street back from the shoreline within a tightly held pocket of Miami, SANA balances proximity to the beach with a quieter, more residential pace of life. Resonating with buyers, all 13 apartments have now sold, with strong interest amongst downsizers and lifestyle-led purchasers seeking privacy, neighbourhood fit and everyday amenity.
Leading both the architecture and interior design for the development, Plus Studio has shaped homes that support residents’ coastal lifestyle – whether that’s returning home after a swim, entertaining friends, or relaxing in calm, light-filled spaces.
The design draws on Miami’s dunal landscape – the layered threshold between suburb and shoreline – informing the building’s sculpted form, recessed edges and fixed screening. A restrained palette of rendered masonry and warm bronze aluminium reinforces this coastal expression. The screening moderates sun and enhances privacy across the elevations, while landscape planting at street level softens the building’s interface with the street, creating a quiet, residential arrival rather than a formalised lobby.
Inside, apartments are conceived as enduring homes. Generous kitchens, strong indoor–outdoor connections and considered storage are paired with durable finishes selected for longevity. Practical amenities, including ground-floor showers and rinse points, support the daily rituals of beachside life – from early-morning swims to easy access back to the shoreline.
Plus Studio Director Michael McShanag, said the project reflects a broader shift in how residential development is being approached across the Gold Coast’s established coastal suburbs.
