Plus Studio completes SANA in Miami – showcasing a return to desirable, human-scale coastal living

Leading both the architecture and interior design for the development, Plus Studio has shaped homes that support residents’ coastal lifestyle – whether that’s returning home after a swim, entertaining friends, or relaxing in calm, light-filled spaces.

The design draws on Miami’s dunal landscape – the layered threshold between suburb and shoreline – informing the building’s sculpted form, recessed edges and fixed screening. A restrained palette of rendered masonry and warm bronze aluminium reinforces this coastal expression. The screening moderates sun and enhances privacy across the elevations, while landscape planting at street level softens the building’s interface with the street, creating a quiet, residential arrival rather than a formalised lobby.

Inside, apartments are conceived as enduring homes. Generous kitchens, strong indoor–outdoor connections and considered storage are paired with durable finishes selected for longevity. Practical amenities, including ground-floor showers and rinse points, support the daily rituals of beachside life – from early-morning swims to easy access back to the shoreline.

Plus Studio Director Michael McShanag, said the project reflects a broader shift in how residential development is being approached across the Gold Coast’s established coastal suburbs.

“SANA reflects our considered approach to designing with scale, context and restraint in mind. In locations like Miami – where height controls, neighbourhood character and buyer expectations are clearly defined – we are seeing increasing demand for well-resolved, mid-scale residential developments that prioritises liveability and long-term value.”

"Importantly, we believe that this is a model that can be applied across similar beachside suburbs, delivering both design quality and commercial outcomes for our development partners."

Kraft Projects Director, Andrew Tawaf, said long-term value and neighbourhood fit underpinned the project.

“Our ambition was to deliver a boutique building that feels appropriate for Miami – one that prioritises liveability, quality and longevity. Working closely with Plus Studio and Alroe Constructions ensured the design intent was carefully realised, and we’re proud of the completed outcome.”

As development activity continues to intensify across the Gold Coast, projects like SANA highlight both the community demand for, and commercial viability of carefully scaled residential models within established coastal neighbourhoods.
